The questions we get most.
What's the difference between soft wash and high-pressure?
Soft wash uses low pressure (under 500 PSI) plus a surfactant that does the actual cleaning chemically. We use it on painted siding, old wood, roof shingles, and anything that would gouge under high pressure. High-pressure (2,500–4,000 PSI, often hot water) is for concrete, asphalt, brick, and stone — surfaces that can take it. Each marked surface gets the right tool, automatically.
Are the detergents safe for plants and pets?
Yes. We run a sodium hypochlorite + biodegradable surfactant mix on siding (industry standard for soft wash) and a citrus-based degreaser on driveways. Both are diluted, neutralized in the rinse, and biodegrade within 24 hours. We tarp ornamental beds before any soft wash and rinse landscaping before and after. No salt, no harsh phosphates.
How long does a typical job take?
A 1,800 sf driveway alone is about 60–75 minutes. A full house — siding, driveway, deck, walkways — usually runs 3 to 5 hours with two technicians. We give you a precise window when you book; if we run long, we don't charge for the extra time.
Will the pressure damage my deck?
Not when the deck is marked as "deck" — that flag forces our soft-wash settings: 350–500 PSI and a wide-angle nozzle held 18 inches off the boards. We will not high-pressure a deck even if you ask us to. If the wood is already splintering or rotting, we'll flag it before we wash and recommend deferring until you've sanded or replaced the bad boards.
Should I wash before painting siding?
Always. A soft wash 7–14 days before paint dramatically improves adhesion and lets you skip a sanding step on most jobs. Tell us in the notes that paint is coming and we'll skip the optional brightener — some primers don't like the residue. We coordinate with your painter directly if you want.
What happens if it rains the day of?
Light rain doesn't matter — we wash through it. Heavy rain or thunderstorms, we'll text you the night before to reschedule, no charge, no rebooking fee. You don't lose your spot in the calendar; we drop you into the next available slot in the same week.
